Rental Terms & Conditions
Reserving a Property
To reserve a property we require a 25% deposit of the total rental price. Your reservation is only secured when we are in receipt of your deposit. This is non-refundable. The remaining balance is to be paid no later than the date specified on the booking confirmation, which is 8 weeks prior to your check-in date. Failure to do so may result in the cancellation of your booking and forfeiting any rights of your deposit.
Any reservations that are made 8 weeks prior to the check-in date then the full Rental Price is to be paid at the time of booking.
On receipt of the 25% deposit and the completed booking form, D&D Property Care & Rentals will understand that you have accepted the Terms and Conditions of this reservation.
Damage/Security Deposit Bond
- €250 : 1-3 Bedroom Apartments
- €300 : 3-4 BedroomTown Houses
- €300 : Villas
- Equivalent to 1 month rental price
There is a Damage Deposit to be paid in Euros cash on the date of arrival, the amount to pay will be displayed on the booking confirmation. The Damage Deposit is refunded on the date of check-out after property has been inspected & utility bill payments checked. A D&D representative will meet you at the property 1 hour before vacating the property, the exact time will be confirmed nearer the time of departure.
You are responsible for ensuring the property is left in the same condition as at the beginning of the rental period and D&D reserve the right to charge for any loss or damage to the property or its contents.
If any of the terms and conditions are broken D&D reserve the right to withhold the full damage/security deposit bond.
All cancellation notices for a rental booking must be made in writing and from the person who originally made the booking. If you cancel before the 8 weeks then the 25% deposit is non-refundable. Cancelling 41-30 days prior to arrival incurs a 50% charge of the total rental price. Cancellations made within less than 29 days will incur a 100% charge. All refunds will suffer a deduction of the corresponding bank charges.
If for unforeseen reasons the property you have booked is no longer on our books we shall do our best to accommodate you in a similar property and if we are unable to find an alternative property we shall refund the money of the rental property only in full. We are not responsible for costs of car hire and flights. We recommend that you take out adequate Travel Insurance when booking a holiday.
Utility bills (electric, water, gas, WiFi) are not included in the rental price if the property is rented on a monthly basis, to which the utility bills will be capped per month in relation to the property and specified on the booking confirmation and paid in advance. If the utility bills exceed the amount capped per month the difference will be deducted from the Damage/Security Bond. Failing to make the monthly payments when due you will forfeit your security/damage bond and D&D reserve the right to terminate the contract with immediate effect and the property to be vacated.
There is an administration cost of 25€ for any alterations that you wish to make to a booking once the booking has been confirmed. The administration cost is to be paid prior to the arrival date.
Arrival and Departure Terms
Check-in time : 4pm, unless by prior arrangement in writing.
Check-out time : 10am, unless by prior arrangement in writing.
Meet and Greet Terms
We will meet you at our office, unless prior arrangement has been made to meet at another location. Directions and a telephone number will be provided to you nearer the time of the arrival date. Please note that you will incur a fee if you arrive out of office hours.
During office hours : No Fee (Monday to Friday : 10am – 5:30pm and Saturday 9:30am – 1:30pm)
Out of office hours : Fee of €20 (Monday to Sunday : up to Midnight). To be paid on arrival.
If the number of persons should exceed the maximum capacity permitted in the property D&D reserve the right to cancel the booking with immediate effect and you would be asked to vacate the property whereupon you will forfeit your rights to a refund.
We cannot guarantee what channels, if any, can be seen in your language.
- Air Conditioning
The air conditioning is there for your convenience and can be costly to run. Mis-use of the air conditioning may incur a charge. To prevent any charges being incurred please ensure all windows and doors are closed when the units are on. Please switch off AC when leaving the house. Damage or loss of remote controls will be deducted from your damage deposit.
All beds will be prepared and towels provided for the maximum occupancy of the property. Bed linen and towels are replaced mid-stay of a two week holiday only. A convenient time and date agreed upon on the day of arrival. If the booking is for longer than 1 month a full set of bed linen is supplied and left in the property.
Beach towels are not provided.
Do not remove towels, sunshades or sun beds from the property.
The property will be cleaned and prepared for your arrival. If during your stay you would like extra cleaning, our cleaners are available on request, at a charge of 20€ per hour. The hours have to booked and paid for in advance at our office.
- Your Community Rules & Regulations
Please respect the “Spanish Siesta” (2-5pm) and night hours in all the communities.
If you do not comply with the community rules and regulations we reserve the right to cancel the booking with immediate effect and you would be asked to vacate the property whereupon you will forfeit your rights of a refund.
We have a strict no pets allowed policy, unless authorised at the time of booking.
Smoking is only permitted on the exterior terraces of the property.
It is important in a hot climate to remove any refuse from the property on a daily basis and place it in the green bins that can be found on the main beach road. This will help alleviate problems with unwanted visitors such as ants, flies, cockroaches etc in the property

Please ask if there are any other items not listed above that you would like us to try to arrange for you. We will try our best to fulfil your requirements during your stay.
All complaints are to be made in writing to D&D Property Care & Rentals whereupon we will try to resolve the problem immediately during your stay.
D&D Property Care & Rentals cannot be held personally responsible for any death, injury, accidents, fire, break-ins or any other damage by whatever cause, unless it can be proved that it is due to the negligence of D&D Property Care & Rentals. Our maximum liability in any claim will be limited to the cost of your holiday.
D&D Property Care & Rentals cannot be held responsible for any noise or disturbances outside of the property. We will notify you of any disruptive noise or disturbance that has been made known to us, that is likely to place at the time of your stay.
Parents are responsible for the safety of their children whilst staying at the property. We cannot accept any liability due to parental negligence.
D&D Property Care & Rentals take no responsibility for loss or damage of personal belongings, possible emergencies, cancellations or unforeseen circumstance that may occur during your stay. We recommend you obtain adequate Travel Insurance to cover any eventualities.
Law & Jurisdiction
The property is for the sole purpose of temporary short term seasonal rental. No rights of permanent residence or subletting of the property.
Any matters arising from the conditions of this booking will be resolved in the Courts of Vera (Almeria).
